Some undeveloped land is available for sale that is commercially zoned including as a campground. It's along a river and is located within an outdoor destination town.

-I have a business that brings a few thousand people into the area already, with 90% of them already spending the night (hotel, motel, lodge and camping). These customers I currently send elsewhere to other campgrounds or lodges.
I know very little about developing a campground or running one. The property needs significant work to make it 'campground habitable'. Does anyone have any insight? There is quite a bit of competition in the area including private campgrounds and public camping. Private campgrounds do tend to sell out. Busy period for the area is Memorial weekend through the second or third week in August.
